HUMAN RESOURCES
OppCo’s human resources team delivers full-service HR functions, providing members with the assurance that HR is professionally managed and that staff are well supported.
In today’s tight labor market, HR is more important than ever before. OppCo’s HR team delivers essential organizational services: talent management and recruitment, benefits management, REDI initiatives, and skill-building.
Few CDCs can afford appropriate HR staffing. OppCo's members benefit from the services of three full-time dedicated HR professionals with many years of experience. Hiring managers find the support they need to fill positions, complete on-boarding, and invest in talent development. The SVP of Human Resources handles benefits management, HR compliance, and is instrumental at building employee engagement and culture to support a rewarding employment experience.
ACCOUNTING & FINANCIAL MANAGEMENT
OppCo delivers financial management services of a higher caliber, and more cost effectively, than members could sustain individually.
Led by a seasoned CFO, the OppCo finance team provides a greater depth of services than most small nonprofits can afford. The team ensures strong internal controls, uniform policies and procedures, standardized reporting, and leadership that delivers deep financial analysis and recommendations on how to grow assets and investments.
The strength of OppCo’s financial management systems is especially apparent during times of crisis or change. Our members have the freedom to dedicate their time and energy to developing strategic responses, knowing that OppCo will handle financial matters.
DATA & LEARNING
OppCo fosters learning within and across communities, supporting its members to employ best practices in the community development field. Our database management services are critical to this pursuit.
Funders, both public and private, are clear that the ability to demonstrate impact is necessary for success. OppCo’s Data and Learning team supports and maintains a customized Salesforce database that provides easy access to information necessary to assess progress both within and across OppCo-supported communities. The Board of Directors and staff have the data they need to determine if programs are successful and the factors that influence client achievements are understood.
OppCo’s SVP of Impact & Initiatives works with member organizations’ department managers to assess information needs and develop tools accordingly. For example, when the pandemic began, the data team built a system enabling hotline callers to use their phones to upload pictures of documents to a secure platform. Hotline staff used these documents to determine callers’ eligibility for relief programs and to help them apply to receive them. During the pandemic, OppCo’s members leveraged more than $20M in rental assistance, cash assistance, and food benefits for members of our communities, with all activity tracked by the OppCo database.
INTERNET TECHNOLOGY SERVICES
OppCo handles all day-to-day IT needs for its members so that staff can work smart in hybrid work environments.
Today’s workplace requires sophisticated IT tools and systems so that staff can work productively. OppCo’s IT team blends in-house staff and a third-party contractor to keep computer equipment functioning seamlessly, safely, and cost efficiently.
REAL ESTATE DEVELOPMENT
OppCo provides hands-on support for structuring deals, managing projects, and representing owners, supplementing our members’ teams with critical skills that save them money and help them build and preserve affordable homes.
The OppCo-supported production pipeline includes over 800 rental apartments and homes for sale, plus commercial and community space. The homes our members build are affordable to extremely low-income, low-income, and moderate-income households, providing stability for vulnerable populations including seniors, veterans, formerly homeless individuals and families, and people with disabilities. Our Real Estate team supports activity across our member organizations and assists them to diversify pipelines, and to structure and expand the range and scale of real estate deals. Across OppCo, we are building expertise in acquisition and rehab, homeownership, and commercial development.
ASSET MANAGEMENT
OppCo handles the complexity of asset management for its members. Asset management ensures that our members’ properties provide good homes and sound investments over their long lifespan.
We create and implement action plans consistent with the unique needs of each property and the business and the strategic objectives of the organization. Our services include oversight of property management, maintenance and repair of properties, energy monitoring and conservation improvements, management of the financial investment including financial repositioning, and compliance with all regulatory and investor requirements.
With strong coordination across our real estate, asset management, and resident services teams, OppCo offers its members a full set of services throughout the life cycle of each property.
